We are seeking a highly skilled Senior Maintenance Tech in the Dayton/Cincinnati area with a deep background in maintenance and property management to join our team.

In this role, your primary focus will be executing hands-on, high-level maintenance work orders. However, setting you apart is your seasoned technical expertise. You will serve as a mentor and diagnostic lifeline for our junior technicians—frequently helping them troubleshoot and accurately diagnose complex property issues for efficiency and cost savings by reviewing photos or videos, ensuring they have the right game plan before they begin work.

• Analyze maintenance requests to deliver precise diagnoses, balancing speed of repair with long-term cost-efficiency and resource management.
• Plumbing repairs.
• Drywall repairs.
• Carpentry repairs.
• Electrical - Installation of light fixtures, repair/replacement of switches, and sockets.
• General residential maintenance.
• Ensure all tools, equipment, and vehicles are well-maintained, and arrange for routine maintenance as needed.
• Performs work duties in a variety of environmental conditions, including but not limited to the following: Hot, cold, outdoor, indoor, dry, humid, slippery surfaces, heights, and possibly congested areas.

• Broad Trade Expertise: Deep, hands-on knowledge of core residential building systems, including HVAC, plumbing, electrical, roofing, and structural framing.
• Cost Estimating & Scoping: Ability to accurately estimate material costs, labor hours, and project scopes remotely to prevent budget overruns or vendor price-gouging.
• Communication: Excellent verbal and written communication skills; ability to ask tenants or staff targeted, clarifying questions to extract critical diagnostic clues.
• Property Management Background: Prefer 5-7+ years of experience in property maintenance, multi-family housing, or single-family rental (SFR) portfolios.
• Must be willing to work with and assist co-workers as needed.
• Ability to continually climb (ladders), balance, stoop, kneel, crouch, and lift heavy objects.
• The minimum age requirement is 21 years, with a valid driver's license and an insurable driving record.
