The Property Manager is responsible for maintaining property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. We are looking for a Property Manager to be responsible for the direct management oversight of assigned commercial/residential properties. The goal is to maximize asset value, customer satisfaction, and revenue.

• Manage a portfolio of single-family and/or multifamily properties from lease-up through move-out
• Conduct move-in and move-out inspections, document property condition, and enforce lease terms
• Respond to tenant inquiries, maintenance requests, and lease violations promptly and professionally
• Coordinate with maintenance technicians and approved vendors to ensure timely work order completion
• Process rental applications, verify income and background information, and make leasing decisions within company policy
• Manage delinquency: issue late notices, communicate with tenants on balances, and escalate to the eviction process when required
• Complete all property management activities in AppFolio, including leases, work orders, notes, and communications
• Conduct regular property walkthroughs and flag maintenance, safety, or compliance concerns
• Prepare move-out reconciliations and security deposit dispositions accurately and within legal timelines
• Support AMI/income-restricted housing compliance where applicable, including income verification and HUD documentation
• Communicate with property owners professionally and on a consistent schedule
• Participate in weekly team meetings and contribute to process improvement

• Minimum 2 years of residential property management experience, portfolio management preferred
• Proficiency in a property management platform -- AppFolio experience is a strong plus
• Working knowledge of South Carolina landlord-tenant law, fair housing regulations, and standard lease enforcement procedures
• Strong written and verbal communication -- you will be the face of NewShire to tenants and owners
• Highly organized with the ability to manage competing priorities across a mixed portfolio without things falling through the cracks
• Comfortable having difficult conversations: delinquency calls, lease violation notices, move-out disputes
• Detail-oriented with documentation -- if it is not in the system, it did not happen
• A team player who can also operate independently when needed
• Valid driver's license and reliable transportation
