In this role, you'll blend big-picture strategy with hands-on leadership: guiding your team, managing budgets and financial performance, and building strong relationships with residents, boards, and stakeholders. 1. Team Leadership

  • Supervise and lead a team of property managers, maintenance staff, and administrative personnel.

  • Foster a positive and collaborative work environment that promotes teamwork, accountability, and professional growth.

  • Provide guidance, training, and support to ensure high performance and efficiency within their property management team.

2. Financial Management

  • Develop and manage the annual budget for directly managed clients, plus oversight of development and management of clients within their property management team.

  • Oversee financial reporting, including income and expense statements, budget variances, and financial forecasts.

  • Implement cost-effective measures and strategies to enhance the financial health of the community.

3. Community Relations

  • Serve as the primary point of contact for residents, board members, and vendors.

  • Establish and maintain strong relationships with homeowners and residents to address concerns and promote a sense of community.

  • Organize and attend regular community meetings to facilitate communication and address community-related issues.

4. Compliance and Governance

  • Ensure the community complies with all relevant laws, regulations, and HOA/Condo association governing documents.

  • Collaborate with legal professionals to address legal matters, enforce rules and regulations, and handle disputes.

5. Property Maintenance

  • Oversee the planning and execution of property maintenance and improvement projects.

  • Collaborate with vendors and contractors to ensure timely and cost-effective completion of maintenance tasks.

  • Conduct regular property inspections to identify and address issues proactively.

6. Risk Management

  • Identify and mitigate potential risks related to property management, including security concerns, insurance matters, and emergency response planning.

  • Implement preventative measures to safeguard the community and its assets.

  • Bachelor's degree in Business Administration, Real Estate, Property Management, or a related field (or equivalent combination of education and experience).

  • 5+ years of experience in property management, with at least 2 years in a supervisory or leadership role overseeing managers and staff.

  • CMCA, AMS, or PCAM certification preferred (or willingness to obtain within a defined timeframe).

  • Strong working knowledge of HOA/Condo governing documents, state community association law, and regulatory compliance requirements.

  • Demonstrated experience managing budgets, financial reporting, and variance analysis for multiple properties or communities.

  • Excellent communication and interpersonal skills, with a proven ability to build relationships with boards, residents, and vendors.

  • Proficiency in property management software and Microsoft Office Suite, with the ability to analyze financial and operational data.

Compensation

$75,000 - $85,000 yearly
