The Mission
Protect every deal from contract to close.
Our acquisitions team signs contracts. You make sure every single one makes it to the closing table — title cleared, paperwork right, deadlines hit, sellers informed, nothing falling through the cracks.
Every deal that dies in escrow is $20,000 walking out the door. You're the person standing between us and that.
This is a senior seat. You own the entire post-contract process, you have a team under you to handle the smaller work, and you're the one we hand the ugly title problems to.
The 12-Month Picture
If you do this job well, here's what your life looks like 12 months in:
You're running 20+ closings a month, and they're closing on time, not two weeks late with everyone scrambling.
The messy files — probate, heirship, clouded title, unreleased liens, back taxes — come straight to you, and they get solved.
You've got a team handling the follow-up, the document chasing, and the scheduling, because you built the process and taught them to run it.
Nobody on the team wonders where a deal stands. Ever. The owners can look at the board at 11 pm and know exactly what's happening.
You're the person the company can't close without — and everyone here knows it.

What You Own
The deal from the moment it's signed until it funds.
Contract intake — review every executed contract for accuracy, missing terms, and red flags before it moves
Title and escrow — open title, order the commitment, chase payoffs, and clear whatever surfaces: liens, judgments, probate, heirship, back taxes, clouded chains. This is the part that makes this role senior.
Speed to close — get the paperwork and the legal side handled fast. Deadlines, earnest money, inspection periods, extensions, addenda. Nothing expires on your watch.
Seller communication — you talk to sellers directly, and you represent this company well while doing it. A seller who goes dark is a deal that dies. Keep them informed, keep them calm, keep them at the table.
Buyer and dispo coordination — work with the dispo team and end buyers on assignment agreements, walkthroughs, and buyer deadlines
Closing — review the settlement statement, coordinate the closing appointment, confirm funding and recording
Your team — delegate the routine work, hold them to the standard, and keep the whole board current
The system — own and improve the SOPs, checklists, and templates the process runs on
Deal types you'll handle:
Double closes, novations, seller financing, assignments, and traditional fix-and-flips.

What You'll Own (First 90 Days)
Day 30:
Fluent on our contracts, our buy box, our title partners, and how each deal structure differs
Carrying live files independently
Every file in the system is current and accurate
Day 60:
Full file load at pace
Your team is picking up the delegated work, and you're spending your time on the complex problems
You've flagged where our process leaks and started fixing it
Sellers and buyers come to you first, not the acquisitions rep
Day 90:
20+ closings a month running clean
Fallout rate and days-to-close both trending down, and you can prove it
SOPs documented and usable by someone who isn't you
Trusted to tell the team when a deal shouldn't have been signed the way it was signed

You're a closer of a different kind. Acquisitions gets the yes. You get the funding wire. Both are wins, and you take that personally.
You're relentless about follow-up. Title companies don't call you back. Payoff departments take a week. You don't accept that. You call again.
Nothing sits. You'd rather handle something in 90 seconds now than carry it in your head for three days.

You have a growth mindset. Feedback is fuel. You want to be coached, and you'll use what you learn.
Required: Multiple years coordinating real estate transactions, including investor-side deals — assignments, double closes, or creative structures. You've cleared hard title issues before and can walk us through one.
Plus: Title or escrow background. Real estate license not required.
Compensation
$60,000 - $100,000
Top Brokerage is the brokerage arm of Level Up REI. We onboard 10–20 new files per day.
Across the states we operate in, we handle fulfillment for real estate investors who have contracts all over the country — title work, transaction coordination, and disposition. Our job is making sure our clients have exactly what they need to get their deals done on time and for the most profit possible.
We've facilitated over 1,000 transactions in the last 24 months, and you'll play a key role in making sure complex title issues get solved and files close on time.
