Heart of Chicago Homes is looking for a reliable and coachable Real Estate SMS Campaign & Lead Triage VA to help manage outbound text campaigns, respond to incoming leads, and identify qualified opportunities for our real estate team.


This is an entry-level virtual assistant role that starts with managing SMS campaigns through Smarter Contact. The right candidate will help monitor replies, classify leads, ask basic qualifying questions, update trackers, and send interested prospects to our team for follow-up.

This role is similar to an ISA position, but the starting focus is on text campaigns, lead triage, and organized handoff instead of full phone sales or closing.

Compensation


Starting pay: $3/hour

Training will be provided. Growth opportunities may be available for candidates who perform well, follow the system, and consistently help generate qualified appointments.


We are looking for someone who is dependable, organized, and willing to learn our systems. This is a great opportunity for someone who wants to build experience in real estate lead generation, SMS campaigns, CRM management, and appointment setting.

Responsibilities

  • Launch and monitor approved SMS campaigns using Smarter Contact
  • Respond to incoming text replies in a timely and professional way
  • Follow approved scripts, templates, and conversation guidelines
  • Identify hot, warm, nurture, not interested, wrong number, bad data, and DNC contacts
  • Ask basic qualifying questions about the seller’s situation, property, motivation, timeline, and asking price
  • Call leads when needed to move the conversation forward or help set an appointment
  • Create or update qualified leads in Follow Up Boss
  • Send hot lead alerts to the team when a strong opportunity comes in
  • Update the Master Contact Tracker accurately
  • Track campaign activity, replies, lead status, and follow-up outcomes
  • Mark DNC, wrong number, and opt-out contacts correctly
  • Send daily reports on campaign activity, lead flow, and issues

Qualifications

  • Strong written English communication skills
  • Comfortable texting leads professionally
  • Comfortable making calls when needed
  • Organized and detail-oriented
  • Able to follow scripts, SOPs, and instructions
  • Fast response time during working hours
  • Good judgment when identifying interested leads
  • Comfortable updating trackers, CRM notes, and daily reports
  • Coachable and open to feedback
  • Able to handle repetitive tasks accurately
  • Reliable computer and internet connection
  • Available to work during assigned U.S. business hours

Experience with any of the following is a plus, but not required:

  • Cold calling

  • Google Sheets
  • Real estate wholesaling or seller lead generation


Ideal Candidate

You may be a good fit for this role if you:

  • Can manage multiple conversations at the same time
  • Know how to keep messages short, polite, and natural
  • Can spot urgency or motivation in a lead’s reply
  • Are careful with DNC, opt-out, and wrong number requests
  • Can follow a process without skipping steps
  • Are comfortable escalating when you are unsure
  • Want to grow into a stronger real estate ISA or appointment-setting role over time

Compensation

$480 - $480/year
