About the Role

This is a senior-level, phone-based sales position for an experienced real estate acquisition professional located within commuting distance of Tampa, Florida.

You will receive new warm seller leads each month generated by our marketing department. You will be responsible for contacting, further qualifying, underwriting, nurturing, negotiating with, and converting qualified property owners into signed purchase and sale agreements.

You will guide each seller through our structured three-call acquisition process:

  • Process Call

  • Offer Call

  • Purchase and Sale Agreement Call

This is a closer’s role. You will own each acquisition opportunity from the initial seller conversation through the electronically executed contract and completed handoff to our Transactions Department.

This is initially a senior individual contributor position. After becoming fully ramped and consistently meeting performance and leadership standards, there may be opportunities to expand into sales management, training, and selected disposition responsibilities. These are future growth opportunities, not Day 1 expectations.

Compensation & Benefits

  • W-2 employment

  • Base salary of $65,000 to $75,000 annually, based on experience

  • Upside commission equal to 6% of realized commissionable profit from closed deals acquired by the employee

  • Commission is paid after the transaction closes and the company receives its proceeds

  • Expected first-year total compensation of approximately $100,000 to $120,000

  • Fully ramped earning potential of approximately $125,000 to $150,000 or more

  • After successfully completing the first 90 days, eligibility for a temporary post-ramp performance bonus of up to $1,750 per month during months four, five, and six

  • Flexible time-off policy

  • Primarily Monday through Friday, with occasional evening or weekend availability based on scheduled seller calls and lead flow

  • Remote-first during the initial 90-day onboarding period

  • After graduating from onboarding, the role is expected to include at least one in-person Tampa workday per week, with additional in-person collaboration when needed

  • Respond quickly and professionally to warm seller leads generated by the Marketing Department

  • Prepare leads before seller conversations by reviewing property, ownership, market, mapping, and preliminary valuation information

  • Conduct structured Process Calls to understand the property, seller motivation, timeline, decision-makers, expectations, competing options, and potential deal killers

  • Qualify or disqualify leads according to the company’s buy box and investment criteria

  • Complete preliminary land underwriting, comparable-property analysis, and recommended offer ranges

  • Work with leadership to finalize underwriting and offer pricing, especially during the onboarding and ramp-up period

  • Conduct Offer Calls using the company’s structured sales and negotiation process

  • Set expectations, anchor pricing, uncover objections, trial close, and gain clear seller commitments

  • Prepare purchase and sale agreements and guide sellers through electronic review and signing

  • Confirm that all required owners, decision-makers, and involved parties are identified before contract execution

  • Maintain accurate lead stages, detailed notes, follow-up tasks, underwriting information, and seller communication records in Podio

  • Execute disciplined follow-up with new, active, nurture, and long-term prospects

  • Complete clean and accurate contract handoffs to the Transactions Department

  • Communicate important title, ownership, property, access, utility, zoning, environmental, or seller concerns during the handoff

  • Report recurring objections, seller patterns, lead-quality trends, and market insights to leadership

  • Participate in call reviews, sales training, role-playing, KPI reviews, and ongoing process improvement

  • Represent The Zeres Group with professionalism, honesty, urgency, and strong communication

Required Results

Once fully ramped, the Real Estate Senior Acquisitions Manager will be expected to:

  • Manage approximately 60 new warm seller leads per month

  • Maintain timely and consistent outreach across all assigned leads

  • Complete qualified Process Calls, Offer Calls, and follow-up activities

  • Produce approximately four to six qualified purchase and sale agreements per month

  • Generate approximately $150,000 to $225,000 in new projected monthly profit, based on lead flow and opportunity quality

  • Follow approved underwriting and pricing standards

  • Maintain strong call-review and sales-process scores

  • Keep Podio stages, notes, underwriting, and follow-up tasks complete and current

  • Deliver accurate and organized contract handoffs to the Transactions Department

  • Minimize contract fallout caused by poor qualification, missed decision-makers, inaccurate expectations, pricing errors, or other acquisition-controllable issues

  • Maintain disciplined follow-up with every active and long-term prospect

  • Communicate proactively with leadership about opportunities, concerns, and potential deal risks

  • Demonstrate continued improvement in underwriting, negotiation, objection handling, and closing

  • Operate independently while knowing when to involve leadership for support or approval

Contracts terminated because of failed soil or septic evaluations, environmental restrictions, title defects, access problems, survey findings, or other issues that could not reasonably be confirmed before contracting will be tracked separately from acquisition-controllable performance.

You Might Be a Fit If You:

  • Have at least three years of high-ticket consultative sales experience

  • Have at least three years of real estate experience

  • Have at least two years of real estate investment acquisitions, wholesaling, or off-market property sales experience

  • Have a proven record of closing high-value transactions over the phone

  • Can clearly explain your previous sales KPIs, conversion rates, deal volume, and production results

  • Understand real estate valuation, comparable-property analysis, offer calculations, and investment margins

  • Have experience uncovering seller motivation, identifying deal killers, handling objections, and negotiating purchase terms

  • Can communicate effectively with sellers of different ages, personalities, experience levels, and backgrounds

  • Can manage a high-volume pipeline while maintaining strong CRM discipline

  • Follow repeatable processes without sounding robotic or losing your personality

  • Are comfortable using Google Workspace, CRM platforms, mapping tools, electronic contracts, and phone systems

  • Accept coaching, review your performance honestly, and implement feedback

  • Are competitive, self-accountable, organized, and motivated by measurable results

  • Can work independently in a remote environment while remaining highly communicative

  • Live within commuting distance of Tampa, Florida

  • Have reliable high-speed internet, a dependable computer, and a professional headset suitable for daily phone-based sales work

Vacant-land acquisition, land-investment, land-development, or multi-market underwriting experience is strongly preferred but not required.

Compensation

$100,000 - $120,000 yearly
