Real Estate Sales Manager

The Gellman Team • St. Louis, MO, US

Posted 4 hours ago

St. Louis, MO (Shrewsbury office) · In-office Monday through Friday · Full-time
Compensation: $80,000 base plus a share of team commissions. Total compensation in the $125,000 to $175,000 range.
Benefits: medical, fully paid dental and vision, PTO, and a 401(k). Missouri real estate license is required or must be obtained within 90 days of hire.

About the role

This is a player-coach seat. You're on the floor and on the phone every day, leading by example rather than from a desk. Two things are yours: the people and the conversion. You run the sales floor, and you own what happens to every lead once it arrives, paid, organic, or referral.

This seat moves people into action. You'll get agents on the phone, into appointments, and in front of clients. You'll bring new talent onto the team. Momentum is the product. You'll protect prospecting time and be the person they come to when a deal is at risk.

You'll lead the floor and the trainer. Thirty-plus agents and a dedicated agent trainer who owns onboarding and systems training, and shares contract mentorship with you. Our operations department runs listings and closings on established processes, so your attention stays on selling and coaching rather than transaction management.

You'll build the accountability and sit on our leadership team. We have the platforms and the lead sources. What we want is someone who turns that into accountability agents actually buy into. We run on EOS: a weekly leadership meeting, quarterly priorities you commit to, and a scorecard with your name on it. Prior EOS experience is a plus. Willingness to work inside it is required.

You're in the Shrewsbury office Monday through Friday, and this is real estate, so evenings and weekends come with the job. Leads don't wait, and neither do the agents who need you.

What you'll do

Lead from the front, daily and non-negotiable:

  • Run a 1-hour live call block, dialing alongside your agents, not supervising from the side

  • Execute 1 hour of outbound talent outreach, reporting daily on dials, contacts, and interviews set

  • Set live appointments and hand them off in the room to agents who are present

  • Help run our all-agent huddles Tuesday and Friday mornings. You own the tactical half of the room: the numbers, the scripts, and what's working in the field that week

Coach the roster and steady the deals:

  • Phone coaching, script practice, and objection handling

  • Bring every agent to a baseline production standard, then raise the standard

  • Coach agents through difficult negotiations, stalled transactions, and client escalations

  • Serve as the sales-side escalation point when a client relationship starts going sideways, working within our operations processes rather than routing around them

Own conversion and the number:

  • Every lead that comes in is yours to convert, whatever the source: paid, organic, referral, and repeat

  • Lead-to-appointment and appointment-to-contract conversion rates are your numbers

  • Team sales targets and pipeline conversion velocity are yours

  • Own lead distribution and speed-to-lead across the floor

  • Hold agents to team standards for prospecting activity, lead response times, and CRM usage, and diagnose what's causing a miss

Represent the team publicly:

  • Your personal social accounts are part of the job. You'll promote the team, our agents' wins, and our culture, with our marketing and media teams supporting you with content

This may not be the right fit if…

  • You need a ramp-up period before you'll pick up the phone

  • You're looking for remote or hybrid work, or a strict 40-hour week

  • You view coaching as primarily listening rather than driving activity

  • You work around processes when they slow you down

  • You've never carried a number you were personally accountable for

You may be a strong fit if…

  • You've led a sales team and personally out-produced most of them on activity

  • You enjoy identifying and attracting strong salespeople to your team

  • You've been accountable for a conversion rate and can explain what you changed to move it

  • You can steady a deal that's coming apart without taking it over from the agent

  • You can hold a firm line and keep people wanting to follow you

$80,000 base pay
