The Bagga Team is looking for a professional, energetic, and results-driven Real Estate Buyer Sales Specialist to join our growing Edmonton real estate team. You will work closely with qualified buyers from the initial consultation through property showings, offer preparation, negotiation, condition removal, and possession. Your responsibility is not simply to show homes—it is to become a trusted advisor who understands each client’s goals and confidently guides them toward the right purchasing decision.

  • Generate new buyer opportunities by consistently prospecting through calls, texts, emails, referrals, open houses, community outreach, networking, and database follow-up.
  • Respond to new leads immediately and professionally, building rapport, understanding their motivation, and converting inquiries into qualified buyer appointments.
  • Conduct detailed buyer consultations to identify each client’s financing, timeline, preferred communities, property requirements, priorities, and decision-making process.
  • Educate and guide buyers with confidence by clearly explaining the Edmonton market, purchasing process, deposits, financing, conditions, closing costs, and contractual responsibilities.
  • Properly qualify every buyer by confirming motivation, purchasing timeline, financial readiness, and mortgage pre-approval before arranging extensive property showings.
  • Establish professional buyer relationships by completing all required buyer representation, agency, disclosure, and identification documents accurately and on time.
  • Create customized property searches and proactively recommend suitable homes based on the buyer’s budget, lifestyle, preferred location, and most important requirements.
  • Schedule and conduct productive property showings while helping buyers compare properties, recognize value, identify concerns, and make informed decisions.
  • Research every property thoroughly by reviewing comparable sales, listing history, neighbourhood trends, market conditions, disclosures, and competing listings.
  • Prepare accurate Comparative Market Analyses (CMAs) to help buyers understand fair market value and determine a logical and competitive offering price.
  • Develop effective offer strategies based on the property’s market position, competing interest, buyer motivation, financing, possession requirements, and acceptable risk.
  • Prepare and explain all transaction documents, including purchase contracts, amendments, waivers, notices of fulfillment, and other required forms.
  • Negotiate firmly and professionally to protect the buyer’s price, terms, conditions, possession, inclusions, and overall interests throughout the transaction.
  • Maintain complete contract accuracy and compliance by carefully reviewing names, dates, clauses, conditions, signatures, initials, and supporting documentation before submission.
  • Manage every accepted offer responsibly by coordinating with the team’s closing department and ensuring the complete file is transferred with clear instructions.
  • Coordinate with all transaction professionals, including mortgage brokers, lenders, inspectors, lawyers, condominium-document reviewers, cooperating REALTORS®, and service providers.
  • Monitor every critical deadline involving deposits, financing, inspections, condominium-document reviews, condition removal, lawyer documentation, and possession.
  • Maintain an accurate Follow Up Boss CRM by recording every lead, conversation, appointment, note, task, client status, and required follow-up.
  • Follow up consistently and purposefully so that no new lead, active buyer, long-term prospect, or past client is forgotten or left without communication.
  • Deliver a five-star buyer experience through proactive updates, timely responses, honest advice, strong organization, and attention to every detail.
  • Communicate before clients have to ask by keeping buyers informed about showing arrangements, offer progress, conditions, deadlines, and next steps.
  • Build relationships beyond the transaction by maintaining contact after possession and creating opportunities for future referrals and repeat business.
  • Request reviews, testimonials, and referrals after successful transactions while ensuring every client feels valued and appreciated.
  • Nurture past clients and future buyers through regular check-ins, market updates, homeownership follow-ups, and meaningful personal communication.
  • Host professional open houses to promote team listings, meet prospective buyers, collect accurate contact information, and convert visitors into appointments.
  • Achieve established activity and production goals by consistently completing daily prospecting, follow-up, appointments, showings, offers, and client-service activities.
  • Participate fully in team development by attending meetings, sales training, role-playing sessions, coaching, one-to-one reviews, and accountability meetings.
  • Identify challenges before they become problems by communicating concerns early, taking ownership, and presenting practical solutions.
  • Follow leadership direction with urgency and accuracy while independently moving client files, appointments, and assigned responsibilities forward.
  • Remain informed and professionally prepared by staying current with market conditions, neighbourhood developments, contract changes, regulations, and industry best practices.
  • Work collaboratively in a team-first environment by supporting colleagues, sharing important information, respecting established systems, and contributing to team success.
  • Represent The Bagga Team and Royal LePage Magna professionally by demonstrating integrity, confidentiality, accountability, responsiveness, and a client-first attitude at all times.
  • Active Real Estate License in Alberta (RECA-compliant) – mandatory

  • Strong understanding of contracts, clauses, and compliance requirements under the Alberta Real Estate Association (AREA), Realtors Association of Edmonton (EREB), and the Canadian Real Estate Association (CREA)

  • Minimum 1–2 years of real estate experience (transaction coordination, admin, or sales support preferred)

  • Demonstrated ability to understand and manage the full real estate lifecycle, including both the Buyer process (lead > consultation > showings > offer > conditions > closing) and Seller process (listing > pricing > marketing > negotiations > conditions > closing)

  • Proven ability to manage multiple transactions simultaneously with strong attention to detail and zero tolerance for errors

  • Experience with CRM systems (preferably Follow Up Boss) and a clear understanding of database management, follow-ups, and pipeline organization

  • Ability to prepare and support Comparable Market Analysis (CMA) with an understanding of pricing strategy and market trends

  • Strong communication skills — able to confidently interact with clients, lawyers, lenders, and vendors

  • Highly organized with exceptional time management, prioritization, and deadline tracking skills

  • Coachable and growth-oriented mindset — open to feedback, training, and continuous improvement

  • Self-motivated and driven, with the ability to take initiative and move tasks forward without constant supervision

  • Strong understanding of past client nurturing, follow-up systems, and relationship building to drive repeat and referral business

  • A team player with strong listening skills, able to collaborate effectively and contribute to a positive, high-performance environment

  • High level of professionalism, integrity, and accountability in all aspects of the role

  • Tech-savvy — comfortable working with digital systems, communication tools, and fast-paced workflows

  • Candidate should have a high school diploma, bachelor’s degree preferred
  • Has superb interpersonal and communication skills
  • Sufficient knowledge of the local real estate market and recent trends in the industry
  • Possess a valid U.S. driver’s license and can travel by car
  • Must demonstrate a consistent record of real estate success

Compensation

$50,000 - $150,000
