We are a successful vacant land investment business that has recently expanded into the world of “messy title” real estate. These are properties that may have deceased owners, multiple heirs, unpaid property taxes, unresolved estates, family disagreements, or other ownership complications.
Most investors look at these properties and run away. We look at them and say, “Well…this is interesting.”
As a Real Estate Research & Acquisition Intern, you will initially focus heavily on cold calling potential property owners and heirs. You may also follow up with leads generated through online advertising, direct mail, and other marketing campaigns. In addition, you will help research properties, ownership histories, family relationships, court records, and other information that helps us determine whether an opportunity is worth pursuing. This is not an internship where you quietly reorganize spreadsheets in a dark corner while everyone forgets your name.
You will have real conversations with real people about real properties. You will learn sales, negotiation, real estate investing, lead generation, title research, and how to identify opportunities that most people completely miss.
This position is perfect for someone who is incredibly personable, naturally inclined toward sales, competitive, curious, and excited by the possibility of helping build something from the ground up.
Your mission in this position is to start conversations, build trust, uncover the real story behind each property, consistently follow up with potential sellers, and help turn overlooked leads into profitable real estate opportunities.
Make outbound cold calls to potential property owners, heirs, and other interested parties.
Build rapport with people from a wide variety of backgrounds and family situations.
Ask thoughtful questions to uncover the story behind a property and its ownership.
Follow up diligently and consistently with potential sellers through phone, text, email, and other communication tools.
Respond to and follow up with leads generated through online advertising, direct mail, and other marketing campaigns.
Qualify and categorize leads based on motivation, ownership, property value, occupancy, family circumstances, and other relevant factors.
Manage and update leads in the CRM system.
Research property ownership, deeds, tax records, court cases, obituaries, probate records, family relationships, and potential heirs.
Help construct basic family trees and ownership timelines.
Set appointments and move qualified opportunities forward to the appropriate team member.
Collaborate with the team to improve scripts, research methods, sales processes, and follow-up systems.
Occasionally assist with other business areas as needed.
Help us build a messy title acquisitions department that currently has more opportunity than hands available to pursue it.

Previous sales experience is helpful but not necessarily required. A strong natural sales ability, confidence, curiosity, and willingness to learn may be even more important.
A forward-thinking mindset is extremely important. We want someone who notices opportunities, takes ownership, and wants to help build something—not someone who needs to be handed a checklist every fifteen minutes.

Schedule and Location:
Approximately 15–20 hours per week.
A minimum of eight hours per week must be completed in our Twin Cities-area office.
Ideally, most or all working hours would be completed in the office so you can learn directly from the team, receive coaching, and participate in live deal discussions.
We may be open to some flexible or remote hours after trust, consistency, and performance have been established.
Saturday and Sunday hours may be available for the right person.
Some evening or weekend calling may occasionally be helpful because property owners tend to have an annoying habit of working during normal business hours.
What We Offer:
$14 per hour.
A results-oriented commission equal to 8% of the gross profit on properties you directly help acquire, paid after the property sells.
Real-world sales experience—not role-playing exercises that disappear into a professor’s filing cabinet.
Hands-on training in cold calling, negotiation, real estate acquisitions, property research, genealogy, title issues, and distressed property investing.
