We are a Charleston, SC-based real estate investment company that purchases land, single-family homes, and manufactured homes. We renovate properties, develop lots, install new manufactured homes, and ultimately sell or rent the finished properties.

We are seeking a highly organized, proactive Real Estate Operations Coordinator to manage our investment properties from the time a purchase contract is signed through the point the property is ready to list or rent.

This is a fully remote role that combines real estate due diligence, permitting, closing coordination, and project management. You will be responsible for keeping deals moving, deadlines on track, projects within budget, and communication flowing between contractors, attorneys, lenders, government offices, vendors, and our internal team, all from your computer. No travel or site visits are required.

Working hours: You must work a full-time schedule on U.S. Eastern Time (EST/EDT), generally 8:00 AM to 4:30 PM ET, Monday through Friday, so you are available for live calls and meetings with our team, contractors, county offices, and closing attorneys.

We are a small, fast-moving company that operates on EOS (Entrepreneurial Operating System). You'll have clear areas of ownership, measurable expectations, and the autonomy to manage your responsibilities while knowing when to escalate an issue.

Compensation: USD $24,000 to USD $33,600 per year (USD $2,000 to USD $2,800 per month) base pay, paid in U.S. dollars, depending on experience and English proficiency. Plus quarterly performance bonus opportunities, with target total compensation of approximately USD $28,000 to USD $40,000 per year, plus a monthly internet/phone stipend.

  • Manage each investment property from executed purchase contract through completion and handoff for listing or rental.

  • Conduct property due diligence, including zoning, flood zones, wetlands, access, septic/sewer, utilities, setbacks, and other feasibility items, using online county records, GIS maps, and calls with local offices.

  • Coordinate surveys, inspections, soil tests, site plans, and other third-party due diligence while ensuring contractual deadlines are met.

  • Manage permitting and government requirements from initial applications through final approvals and certificate of occupancy, working with county offices by phone, email, and online permit portals.

  • Coordinate acquisition and disposition closings with attorneys, title companies, lenders, insurance providers, and internal team members.

  • Track title work, closing requirements, lender documentation, settlement statements, and post-closing documentation.

  • Develop and maintain project scopes, budgets, schedules, and contractor timelines for renovations and manufactured-home installations.

  • Coordinate contractors and vendors, monitor progress, manage change orders, and track actual project costs against approved budgets.

  • Monitor active projects remotely by collecting and reviewing contractor photos, videos, and progress reports to document progress, identify issues, and verify contractor activity and deliveries. Coordinate with local team members when an in-person check is needed.

  • Maintain accurate and current project information, documentation, budgets, deadlines, and tasks within JobTread and other company systems.

  • Identify potential delays, budget issues, or deal risks early and communicate them to leadership promptly.

  • Participate in weekly EOS/L10 meetings, report assigned Scorecard metrics, and take ownership of quarterly Rocks and priorities.

Required:

  • Minimum of 2 years of relevant experience in real estate transaction coordination, residential construction/renovation coordination, permitting, title/closing work, project coordination, or a closely related field.

  • Fluent, professional English, both written and spoken. You will be on calls and emailing with U.S. contractors, attorneys, lenders, and county staff every day.

  • Able to work full-time on U.S. Eastern Time (EST/EDT) business hours.

  • Very comfortable working with technology and quick to learn new systems. You will use project-management platforms, Google Workspace, email, video calls, county permit portals, and other real estate software, and you'll be expected to pick up new tools as our systems evolve.

  • Exceptional organizational and time-management skills with the ability to manage multiple properties, projects, and deadlines simultaneously.

  • Strong follow-through and personal accountability. You don't need to be reminded to check a deadline or follow up on an outstanding item.

  • Comfortable communicating professionally with contractors, attorneys, lenders, sellers, government employees, inspectors, and vendors.

  • Comfortable working directly with contractors, including scheduling work, holding them to timelines and budgets, and resolving issues as they come up.

  • Comfortable managing active job sites remotely and keeping renovation and installation projects on track from start to finish.

  • Open to using new technology at a high level and eager to adopt tools that make our operations faster and more efficient.

  • Strong attention to detail when reviewing contracts, budgets, settlement statements, permits, and project documentation.

  • Ability to recognize problems early, communicate them quickly, and work toward solutions.

  • A reliable computer, high-speed internet connection, and a quiet, professional workspace.

Preferred:

  • Experience supporting U.S. real estate transactions, title/closing, or construction projects.

  • Experience with manufactured/mobile homes, land development, residential renovations, septic/well systems, or permitting.

  • Familiarity with U.S. county permitting processes (South Carolina experience is a plus).

  • Experience with JobTread, Qualia, or similar transaction/project-management software.

  • Experience working remotely for a small, forward-thinking U.S. real estate investment or construction company.

  • Familiarity with EOS is a plus, but not required.

Compensation

$24,000 - $40,000 yearly
