We are a Charleston-based real estate investment company that purchases land, single-family homes, and manufactured homes. We renovate properties, develop lots, install new manufactured homes, and ultimately sell or rent the finished properties.

We are seeking a highly organized, proactive Real Estate Operations Coordinator to manage our investment properties from the time a purchase contract is signed through the point the property is ready to list or rent.

This is a hands-on role that combines real estate due diligence, permitting, closing coordination, project management, and field operations. You will be responsible for keeping deals moving, deadlines on track, projects within budget, and communication flowing between contractors, attorneys, lenders, government offices, vendors, and our internal team.

This is not a desk-only position. While some work can be completed remotely, the role requires regular travel throughout the greater Charleston area to job sites, permitting offices, inspections, and other property-related appointments.

We are a small, fast-moving company that operates on EOS (Entrepreneurial Operating System). You'll have clear areas of ownership, measurable expectations, and the autonomy to manage your responsibilities while knowing when to escalate an issue.

Compensation: $60,000–$70,000 base salary, plus quarterly performance bonus opportunities with target total compensation of approximately $72,000–$85,000, plus mileage reimbursement and a phone stipend.

  • Manage each investment property from the executed purchase contract through completion and handoff for listing or rental.

  • Conduct property due diligence, including zoning, flood zones, wetlands, access, septic/sewer, utilities, setbacks, and other feasibility items.

  • Coordinate surveys, inspections, soil tests, site plans, and other third-party due diligence while ensuring contractual deadlines are met.

  • Manage permitting and government requirements from initial applications through final approvals and certificate of occupancy.

  • Coordinate acquisition and disposition closings with attorneys, title companies, lenders, insurance providers, and internal team members.

  • Track title work, closing requirements, lender documentation, settlement statements, and post-closing documentation.

  • Develop and maintain project scopes, budgets, schedules, and contractor timelines for renovations and manufactured-home installations.

  • Coordinate contractors and vendors, monitor progress, manage change orders, and track actual project costs against approved budgets.

  • Visit active projects regularly to document progress, identify issues, verify contractor activity and deliveries, and ensure properties remain secure.

  • Maintain accurate and current project information, documentation, budgets, deadlines, and tasks within JobTread and other company systems.

  • Identify potential delays, budget issues, or deal risks early and communicate them to leadership promptly.

  • Participate in weekly EOS/L10 meetings, report assigned Scorecard metrics, and take ownership of quarterly Rocks and priorities.

Required:

  • Minimum of 2 years of relevant experience in real estate transaction coordination, residential construction/renovation coordination, permitting, title/closing work, project coordination, or a closely related field.

  • Exceptional organizational and time-management skills with the ability to manage multiple properties, projects, and deadlines simultaneously.

  • Strong follow-through and personal accountability—you don't need to be reminded to check a deadline or follow up on an outstanding item.

  • Comfortable communicating professionally with contractors, attorneys, lenders, sellers, government employees, inspectors, and vendors.

  • Comfortable working both behind a computer and in the field at active job sites.

  • Strong attention to detail when reviewing contracts, budgets, settlement statements, permits, and project documentation.

  • Comfortable learning and using technology, including project-management platforms, Google Workspace, email, and other real estate systems.

  • Ability to recognize problems early, communicate them quickly, and work toward solutions.

  • Valid driver's license, reliable transportation, and ability to travel regularly throughout the greater Charleston area.

Preferred:

  • South Carolina real estate license.

  • Experience with manufactured/mobile homes, land development, residential renovations, septic/well systems, or permitting.

  • Familiarity with Charleston, Berkeley, and/or Dorchester County permitting processes.

  • Experience with JobTread, Qualia, or similar transaction/project-management software.

  • Experience working in a small real estate investment or construction company.

  • Familiarity with EOS is a plus, but not required.

Compensation

$72,000 - $85,000 yearly
