We are seeking a highly organized, detail-oriented Real Estate Investment Transaction & Listing Manager to oversee the transaction lifecycle of our company-owned real estate investments.
This is a unique role combining real estate transaction coordination, property pricing and market analysis, listing management, and licensed real estate activities.
You will help manage our investment properties from the time we place a property under contract for acquisition through the purchase closing, and then later help prepare, price, list, contract, and close the property when it is ready for resale.
This is not a traditional real estate sales position and does not require prospecting or generating clients. Your primary client is our investment company.
We are looking for someone who loves real estate but is equally comfortable with systems, deadlines, documentation, spreadsheets, contracts, and checklists. The ideal person can move between detailed transaction coordination and higher-level real estate judgment without losing track of the details.

You should be comfortable wearing several related hats. One day may involve coordinating an acquisition closing with an attorney, while another may involve analyzing comparable sales and recommending a listing price, preparing a property for MLS, negotiating an offer, or managing a resale closing.

The ideal candidate is extremely organized, responsive, detail-oriented, and comfortable managing multiple active transactions at different stages simultaneously.
You should be someone who enjoys creating order, following systems, checking details, and making sure nothing falls through the cracks — while also having the real estate knowledge and confidence to analyze properties and negotiate transactions.
Compensation
Base Salary: $60,000–$70,000 annually, based on experience.
This position is also eligible for quarterly performance bonuses tied to achievement of EOS Rocks and performance expectations, with the opportunity to earn approximately $12,000 in additional annual compensation.
Potential Total Annual Compensation: $72,000–$82,000
This is a full-time salaried position.
Acquisition & Closing Management
Coordinate investment property acquisitions from executed contract through closing, including communication with sellers, attorneys, lenders, title companies, and internal team members.
Maintain accurate transaction files, track contractual deadlines, coordinate required documentation, review settlement statements, and ensure all closing requirements are completed accurately and on time.
Manage more complicated transaction matters when applicable, including probate, quiet title, title issues, extensions, and other closing-related requirements.
Property Analysis & Pricing
Conduct comparative market analyses (CMAs) and review comparable sales to help determine property values, projected resale values, and appropriate listing prices.
Monitor relevant market activity and provide management with data and recommendations when establishing or adjusting pricing.
Listing Management
Once a renovated property or completed investment is ready for market, coordinate the entire listing launch.
This includes coordinating photography and marketing materials, preparing MLS information and property descriptions, organizing signs and lockboxes, reviewing listing details for accuracy, and making properties active in the MLS.
Contract Negotiation & Resale Transaction Management
Serve as the licensed listing agent for company-owned properties.
Review and negotiate offers in coordination with management, prepare and manage contracts and addenda, and communicate with buyer agents and other transaction parties.
Once a property is under contract, manage the resale transaction through closing, including inspections, repair negotiations, appraisal and financing milestones, attorney coordination, settlement statement review, closing preparation, and final file completion.
Systems & Accountability
Maintain accurate transaction trackers, CRM records, Google Drive files, and internal reporting systems.
Participate in EOS/L10 meetings and maintain ownership of assigned Scorecard numbers and quarterly Rocks.
Proactively identify potential transaction issues before they become problems and communicate clearly with management regarding deadlines, risks, and decisions needed.
Required
Active South Carolina Real Estate License.
Strong understanding of residential real estate contracts and transactions.
Experience with real estate closings, transaction coordination, listings, or a similar role.
Ability to prepare CMAs and analyze comparable properties.
Strong understanding of MLS listing procedures.
Excellent written and verbal communication skills.
Exceptional organization and deadline-management skills.
Close attention to detail and accuracy.
Comfortable reviewing contracts, settlement statements, addenda, and transaction documents.
Ability to manage multiple transactions and priorities simultaneously.
Strong follow-through and personal accountability.
Comfortable working independently in a remote environment.
Must live in the greater Charleston, South Carolina area.
Preferred
Experience with real estate investing, fix-and-flips, land, manufactured/mobile homes, or investment property transactions.
Experience coordinating transactions with attorneys and private or institutional lenders.
Familiarity with probate, quiet title, title issues, and more complex real estate transactions.
Experience with Qualia, Google Workspace, CRM systems, MLS platforms, and transaction-management software.
Experience working within EOS or another accountability/operating system.
Compensation
$60,000 – $70,000 + Quarterly Performance Bonuses
