What I'm looking for is someone who wants to learn how development actually works from the inside and is willing to earn it on commission while they do. I'll teach you everything I know about comps, underwriting, and how a deal pencils. In exchange, I expect you to do the work without being chased. If that sounds like you, apply and let's talk.

The 12-Month Picture

We go after high-value development parcels in Davidson County, properties whose redevelopment exit is at least $2,000,000 or more. That is deliberate. Bigger parcels mean bigger assignment fees and bigger commissions, so a high income here does not require a high number of closings.

Twelve months in, the right person is running their own book of sellers, closing one to two deals a month, and clearing $200,000 a year on about 40 hours a week. That is the design target of this seat, not a best case.

This is meant to be a mentorship and a business at the same time. On the channels where we share revenue, we share it as equals.

What's In It For You

  • You need a salary

  • You are new to sales or have never closed anything in person

  • You do not know your numbers. You cannot tell us your last three months of appointments run, contracts signed, and gross commission earned

  • You need someone to chase you to hit your activity

  • You are not willing to knock doors. Doors are a real part of this job and always will be

  • You think follow-up means one text and moving on

  • You want to work remote. This is a Nashville, in-person, in-the-field job.

What You're Selling

You are not selling a product. You are selling a homeowner on choosing us as the buyer.

They are usually making one of the biggest financial decisions of their life while something else is going on. Retiring. Relocating. Settling an estate. Tired of the upkeep. We do not pressure people; we do not tie a property up and walk away, and we do not play games on price. We win because sellers believe we will actually close, and we do. Your product is certainty and credibility. You are not the highest offer on the street, and you are not trying to be.

Compensation

  • You control your own schedule and your own methods.

  • 100 percent commission. No salary, no draw, no minimum.

  • You and the company split revenue on the deals you bring in. Leads you generate yourself pay roughly double what a company-provided lead pays, because on your own leads we are equal partners.

  • A flat bonus on top of that every time one of your sellers decides to build with our construction company.

  • Paid at closing. A signed contract that has not funded is not a payable event.

  • Built to pay a focused partner $200,000 a year. If you are not clearing that, the split is not doing its job, and we would rather find that out early

  • Facilitate first contact with our list of high-value land parcels

  • Stay organized and top of mind with established leads

  • Set appointments with qualified leads

  • Close Deals

What You'll Own (First 90 Days)

By Day 20:

  • Full command of the market, the buy box, and the offer

  • 100+ live conversations a week between the dialer and the doors

  • 5 appointments a week booked and run

  • First offers made in person

By Day 60:

  • 8 to 10 appointments a week, consistently

  • 1 to 2 offers going out a day

  • First contract signed

  • CRM clean every single day. Notes, next follow-up date, status. Every lead, every time.

By Day 90:

  • 1 to 2 deals under contract a month

  • A follow-up book of 100+ warm sellers you are working on your own cadence

  • You are running your week without being managed

  • Proven track record of hitting high-level sales targets

Who Thrives Here

  • You have sold something hard, in person, to a stranger. Real estate, roofing, solar, insurance, cars, home services, all fine.

  • You are comfortable knocking a door with no appointment and starting a conversation

  • You have thick skin. Most people say no. The job is finding the ones who say yes.

  • You are financially able to work straight commission while your first deals come together. Be honest with yourself about this one.

  • Reliable vehicle, clean driving record, and you cover your own phone and gas

  • You live in Nashville, or you are moving here

  • Selling is your passion, and you are extremely driven to succeed
  • Must have exceptional written and verbal communication skills, and superior phone skills to set and close appointments

Compensation

$150,000 - $300,000

I've been buying and building in Davidson County for about ten years. We buy older homes and developable lots off-market, tear them down, and build new single-family homes, most of them around a million dollars and some well past that.

Almost nothing we own came from agents or Zillow. It came from a phone call or a knock on a door, usually followed by six months of staying in touch. I still knock doors myself when I can. I'm not going to ask you to do anything I'm not doing.
