Real Estate New Construction Acquisitions Manager – Outside Sales


Beachworks LLC is hiring a Real Estate Acquisitions Manager to drive off-market deal flow across the Puget Sound. This is a high-ticket, outside sales role focused on sourcing, negotiating, and closing residential real estate opportunities directly with homeowners.


You’ll be in the field, sitting at kitchen tables, walking properties, knocking on doors, and structuring deals. If you’re hungry, persistent, and thrive on closing to see more dollars in your bank account, this role offers real upside with no ceiling on earnings.


This is not a passive sales role. It’s built for someone who creates opportunity, manages their own pipeline, and wants to be paid based on performance.


The Opportunity

  • Work directly with homeowners, real estate agents, and other industry professionals to structure off-market deals
  • Generate and manage both inbound and outbound leads
  • Run in-person and phone appointments across the Puget Sound
  • Own your pipeline from first conversation to signed contract
  • Focus on negotiation and closing, while internal teams support execution

Compensation

$80,000 – $170,000+ (Monthly Training Pay + Upside Commission)

This position begins providing flexibility while you build your sales pipeline and develop your skills. During your onboarding period, you'll receive monthly training pay to help support your income as you ramp up.

As your performance grows and you establish a consistent track record, you'll have the opportunity to transition into a full-time, salaried W-2 employee if that aligns with your career goals and long-term plans.

Responsibilities

What You’ll Be Doing

High-Ticket Sales & Deal Execution (Core Focus)


This is a sales-first home-buying specialist role. Most of your time will be spent sourcing, negotiating, and closing deals.

  • Generate and manage off-market real estate leads
  • Prospect homeowners through phone calls, texting, and snail mail
  • Conduct in-person and phone appointments with homeowners
  • Negotiate directly with homeowners to secure purchase agreements
  • Build relationships with local agents for off-market opportunities
  • Track pipeline, conversations, and deal flow in Salesforce


Property Walk-Throughs

  • Attend property appointments to build rapport. capture site photos, and document property condition
  • Work internally to evaluate renovation or development potential


Contracts & Transactions

  • Draft offers and manage purchase agreements
  • Handle counteroffers and negotiations


CRM & Pipeline Management

  • Maintain accurate and timely records in Salesforce
  • Contribute to weekly KPIs
