Assistant Property Manager
Beatty Management — Charleston, South Carolina
Part-Time | 20–30 Hours per Week
Compensation: $20 per Hour, Plus Performance Bonuses
About Beatty Management
Beatty Management is a growing residential property management company currently managing 41 rental properties throughout the Charleston area. We are looking for an experienced, licensed Assistant Property Manager to support our Property Manager-in-Charge, Jon Bischoff.
This is a hands-on position combining property management administration, tenant communication, property showings, inspections, fieldwork, and business development. The right candidate will be organized, responsive, comfortable working independently, and capable of representing Beatty Management professionally with tenants, owners, vendors, and prospective clients.
Compensation
$20 per hour, depending on experience and qualifications.
Approximately 20–30 hours per week.
$15 bonus for each completed and documented property showing.
$20 bonus for qualifying evening or weekend showings.
Additional $50 bonus when a prospect shown by the employee signs a lease and takes possession.
$50 for each qualified property-owner consultation generated and attended.
$250 when a self-generated owner signs a management agreement and onboards the first property.
$50 for each additional property included in that owner’s initial management agreement.
Opportunity to earn quarterly performance bonuses based on responsiveness, record accuracy, inspection completion, follow-up, and overall job performance.
What Success Looks Like
The successful candidate will help reduce the Property Manager-in-Charge’s administrative and field workload, provide responsive service to tenants and owners, keep property and prospect records organized, complete assignments without repeated follow-up, and contribute to the continued growth of Beatty Management.

Primary Responsibilities
Property Management and Administration
Assist with the daily administration of our residential portfolio.
Respond to routine tenant and property-owner questions.
Monitor maintenance requests and coordinate tenant and vendor access.
Follow up with vendors regarding estimates and work completion.
Maintain accurate tenant, property, lease, vendor, and owner records.
Prepare standard notices, lease documents, renewals, and other forms for approval.
Track lease expirations, renewals, inspections, maintenance, and outstanding documentation.
Assist with move-in and move-out coordination.
Maintain keys, lockboxes, signs, and property access information.
Escalate emergencies, disputes, major repairs, and serious lease violations to the Property Manager-in-Charge.
Leasing and Property Showings
Respond to prospective-tenant inquiries.
Prequalify rental prospects according to company guidelines.
Schedule, confirm, and conduct property showings.
Follow up with prospects after showings.
Provide application instructions and monitor incomplete applications.
Assist approved tenants with move-in coordination.
Document showing activity and prospect feedback.
Conduct pre-marketing checks to ensure properties are ready to be shown.
Inspections and Fieldwork
Conduct move-in, move-out, and periodic property inspections.
Prepare detailed inspection reports with date-stamped photographs.
Check vacant properties for damage, leaks, security, cleanliness, landscaping, and other concerns.
Verify that approved maintenance and repair work has been completed.
Meet contractors, inspectors, appraisers, and utility providers at properties when needed.
Promptly report safety concerns, significant damage, and possible lease violations.
Conduct quarterly property inspections
Lead generation, conversion, and follow-up to attract new ownership agreements
Business Development
Identify and contact residential investment-property owners.
Make outbound prospecting calls using company-approved scripts and systems.
Speak with owners experiencing vacancy, maintenance, tenant, or self-management challenges.
Introduce Beatty Management’s services and schedule qualified consultations.
Maintain accurate notes and follow-up tasks in the company CRM.
Follow up consistently with prospective management clients.
Develop referral relationships with real estate agents, lenders, investors, contractors, and other industry professionals.
- Maintain property by investing and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, and contracting with landscaping services to ensure our tenant’s satisfaction
- Maintain vendor relationships, implement budgets and coordinate on-site operations to ensure smooth operation of the property
- Establish rates by researching local market and calculating costs so pricing is accurate and fair
- Collects rent, pays bills, schedules and keeps track of expenditures to help ensure financial goals
- Contract with tenants by negotiating leases and collecting and refunding security deposits to facilitate smooth move-in and move-out processes
- Advertise and obtain referrals in order to attract new tenants

Required Qualifications
Active South Carolina Property Manager license or qualifying South Carolina real estate license.
Previous residential property management experience.
Working knowledge of leasing, tenant relations, maintenance coordination, inspections, and property-management procedures.
Strong written and verbal communication skills.
Excellent organization, follow-through, and attention to detail.
Ability to manage multiple priorities with limited supervision.
Professional and confident when communicating with tenants, owners, vendors, and prospects.
Comfortable making outbound prospecting calls.
Proficiency with property-management software, CRM systems, email, and standard office technology.
Valid driver’s license, reliable transportation, and the ability to travel throughout the Charleston area.
Availability for occasional evening or weekend showings.
Preferred Qualifications
Experience with residential leasing and tenant placement.
Experience conducting move-in, move-out, and occupied-property inspections.
Experience generating property-management or real estate leads.
Familiarity with the Charleston-area rental market.
Experience working within a small, growing property management company.
- Great with people– warm, friendly and helpful in person and on the phone
- B.A. preferred, High School Diploma required
- Ability to use computer programs such as Microsoft Office
- Demonstrable skills in negotiation and selling
- Customer service or real estate sales background preferred
