Description

A-Players Only!

At Onesta General Contracting, we don't just build projects — we build trust, strong teams, and results we're proud of.

We start strong, finish strong, and take full ownership of our work — approaching every job with respect, preparation, and honest execution.

We operate as a high-accountability team where people show up prepared, communicate clearly, and take pride in delivering quality work on schedule. Our name comes from onesta (honesty), and we live that out on every jobsite.

The Opportunity

As we grow, we're restructuring how we manage projects — combining project management and site superintendence into a single role for the right person. Instead of splitting budget ownership and field execution across two people, we want one person who can own both: the numbers and the jobsite, from kickoff through closeout.

This role is built for someone who thrives at a smaller company — where you're not boxed into one lane, you have real ownership over outcomes, and your decisions actually move the needle. If you're used to a large GC where PM and Super are two separate people in two separate silos, this isn't that. Here, you're both — and you're trusted to run with it.

What You Can Expect From Us:

  • Competitive compensation based on experience and performance

  • A steady pipeline of commercial and multifamily work

  • Clear expectations and organized project management systems

  • Real ownership — you help shape how projects run, not just execute someone else's plan

  • A professional, respectful environment

  • Leadership that supports your growth and values accountability and results

Responsibilities

Project Management:

  • Own project budgets — track costs, forecast, and flag variances before they become problems

  • Manage subcontractor buyout, scopes of work, and contracts

  • Process change orders and keep clients informed of cost/schedule impacts

  • Review and manage submittals, RFIs, and material procurement timelines

  • Serve as primary client and building management point of contact from kickoff through closeout

  • Support or lead preconstruction planning, including scheduling and sequencing strategy

Site Supervision:

  • Serve as the on-site leader for subcontractors and internal field teams

  • Own the project schedule and drive work to completion on time and to standard

  • Coordinate and manage subcontractors across all phases of construction

  • Enforce quality expectations — work is done right the first time

  • Maintain clean, safe, and organized job sites at all times

  • Proactively identify issues, solve problems, and keep projects moving forward

  • Maintain detailed daily logs (BuilderTrend) documenting progress, manpower, materials, and issues

  • Forecast and manage labor and material needs

  • Ensure compliance with all safety regulations and building codes

  • Lead weekly safety meetings and contribute to Superintendent leadership meetings

  • Oversee multiple active job sites across the Puget Sound as needed

Qualifications

What We're Looking For:

  • 5+ years of experience as a Construction Superintendent and/or Project Manager (TI and/or multifamily)

  • Experience owning both field execution and project budgets/contracts — not just one or the other

  • Proven ability to deliver projects on schedule and on budget without sacrificing quality

  • Strong understanding of construction sequencing, scheduling, and site management

  • Comfortable managing subcontractor buyout, change orders, and client-facing financial conversations

  • Ability to run projects independently with minimal oversight

  • Strong communication and leadership skills with subs, clients, and internal teams

  • Experience with construction management software (BuilderTrend or similar)

  • Proficiency with basic tools (Outlook, Excel, etc.)

  • Valid Washington State Driver's License with a clean record

What Defines an A-Player in This Role:

  • You start strong and finish strong — no drop-off at the end of projects

  • You take full ownership — of the schedule, the budget, and the outcome — problems get solved, not passed off

  • You prepare ahead and run organized job sites and organized numbers

  • You hold subcontractors accountable without creating unnecessary conflict

  • You communicate clearly, directly, and respectfully — with your crew and with clients

  • You're energized by wearing multiple hats, not worn down by it

  • You take pride in delivering clean, complete, high-quality, on-budget projects

Compensation

$80,000 - $130,000/year
