We are a successful vacant land investment business that has recently expanded into the world of “messy title” real estate. These are properties that may have deceased owners, multiple heirs, unpaid property taxes, unresolved estates, family disagreements, or other ownership complications.

Most investors look at these properties and run away. We look at them and say, “Well…this is interesting.”

As a Messy Title Acquisitions Intern, you will initially focus heavily on cold calling potential property owners and heirs. You may also follow up with leads generated through online advertising, direct mail, and other marketing campaigns. In addition, you will help research properties, ownership histories, family relationships, court records, and other information that helps us determine whether an opportunity is worth pursuing. This is not an internship where you quietly reorganize spreadsheets in a dark corner while everyone forgets your name.

You will have real conversations with real people about real properties. You will learn sales, negotiation, real estate investing, lead generation, title research, and how to identify opportunities that most people completely miss.

This position is perfect for someone who is incredibly personable, naturally inclined toward sales, competitive, curious, and excited by the possibility of helping build something from the ground up.

Your mission in this position is to start conversations, build trust, uncover the real story behind each property, consistently follow up with potential sellers, and help turn overlooked leads into profitable real estate opportunities.

I’m the dad of two amazing girls—one in college and one finishing junior high—and husband to my even more amazing wife. I live in the Twin Cities area and love being outside running, walking, hiking, or biking.

I’m also a total nerd who loves reading fantasy books—check out Michael J. Sullivan; he’s awesome—as well as business books. I enjoy playing World War 3: Conflict of Nations on my phone, and on occasion, I have been known to break a few windows when I try to sing.

  • Previous sales experience is helpful but not necessarily required. A strong natural sales ability, confidence, curiosity, and willingness to learn may be even more important.

A forward-thinking mindset is extremely important. We want someone who notices opportunities, takes ownership, and wants to help build something—not someone who needs to be handed a checklist every fifteen minutes.

Schedule and Location:

  • Approximately 15–20 hours per week.

  • A minimum of eight hours per week must be completed in our Twin Cities-area office.

  • Ideally, most or all working hours would be completed in the office so you can learn directly from the team, receive coaching, and participate in live deal discussions.

  • We may be open to some flexible or remote hours after trust, consistency, and performance have been established.

  • Saturday and Sunday hours may be available for the right person.

  • Some evening or weekend calling may occasionally be helpful because property owners tend to have an annoying habit of working during normal business hours.

Compensation

$14 hourly

We are a small but successful land flipping firm. We’ve been in business since 2017 and have built a seven-figure revenue business. We have continued to grow each and every year so far.

We use direct mail, cold calling, online advertising, and other marketing campaigns to acquire land and distressed properties at a discount from sellers who may live far away, no longer use the property, inherited it, fell behind on taxes, or simply do not know how to resolve the situation.

After purchasing, we work through the problems, prepare the property for resale, and sell it closer to market value.

We buy from the people who see it as trash and sell it to the people who see it as treasure.

We look for properties that other investors overlook because the ownership is confusing, the family situation is complicated, or the research requires more patience than most people are willing to give it.
