Responsibilities

Perform routine and corrective maintenance across two hotel properties, focusing on PTAC units in all guest rooms and general hotel systems. Report to the Building Engineer/Hotel Maintenance Supervisor.

Primary Responsibilities

  • Inspect, diagnose, repair, and maintain PTAC units in guest rooms (compressors, fans, controls, thermostats, condensate drains, gaskets, filters, coils).
  • Perform routine PM tasks on PTAC units per schedule: filter changes, condensate drain cleaning, coil inspection/cleaning, thermostat calibration, and motor/bearing lubrication.
  • Respond promptly to guest and front-desk maintenance requests (room temperature complaints, noisy PTACs, leaks, electrical issues), prioritize guest comfort and safety.
  • Complete assigned work orders from the Building Engineer; update status and document repairs in the maintenance system.
  • Assist with room turns that require maintenance (minor carpentry, painting touch-ups, lock/closer adjustments, PTAC checks).
  • Troubleshoot and perform basic repairs on electrical (lighting, outlets, switches), plumbing (toilet, sink, shower repairs, leaks), and HVAC common-area systems as directed.
  • Conduct routine inspections of guest rooms, corridors, public areas, back-of-house, and exterior grounds; report hazards or deferred maintenance items.
  • Maintain cleanliness and organization of the maintenance shop, service carts, and assigned tools; return tools after use.
  • Stock and track inventory of common replacement parts and PTAC-specific items; report low stock to the supervisor.
  • Follow safety procedures, use PPE, lockout/tagout when required, and participate in safety training and toolbox talks.
  • Coordinate with housekeeping and front desk to minimize guest disruption during repairs; communicate estimated completion times.
  • Assist in emergency response (water leaks, HVAC failures, fire alarm issues) and follow prescribed emergency procedures and notifications.
  • Support vendor access for specialized repairs and warranty work; assist with vendor direction and verification of completed work.
  • Attend training to maintain certifications (EPA 608) and learn manufacturer-specific PTAC service procedures.

Daily / Shift Tasks (checklist)

  • Review assigned work orders and prioritize based on guest impact.
  • Inspect and service PTAC units in assigned rooms per PM list.
  • Change/clean PTAC filters as scheduled; inspect condensate drains for blockages.
  • Perform quick room-turn fixes and report any larger repairs to the supervisor.
  • Replace light bulbs, check exit signs, and verify emergency lighting.
  • Log parts used and update the inventory sheet or system.
  • Clean work areas and return tools; restock service cart.
  • Notify Building Engineer of outstanding issues or recurring PTAC failures.

Performance Indicators

  • Timely response to guest work orders and completion rate.
  • Number of repeat PTAC service calls per room.
  • Completion rate of scheduled PM tasks.
  • Housekeeping and front desk satisfaction with maintenance response.
  • Safety record and adherence to procedures.

Qualifications

Skills

  • 1–3+ years hotel experience. PTAC experience strongly preferred.
  • Basic electrical, plumbing, HVAC (PTAC), and carpentry skills.
  • EPA 608 certification preferred.
  • Good communication, guest-service focus, and ability to work shifts/on-call rotation.
  • Able to climb ladders, lift up to 50 lbs, and perform physical tasks.
  • Reliable, punctual, and detail-oriented.

Tools & Equipment Commonly Used

  • Hand and power tools, multimeter, wet/dry vacuum, shop vac for condensate drains, PTAC service tools, refrigerant recovery tools (if certified), basic plumbing tools, ladder, and PPE.

  • At least 2 years of maintenance experience
  • Has high school diploma, GED, or equivalent
  • Advanced understanding of maintenance equipment, procedures, and techniques
  • Should be able to demonstrate understanding of heating and air conditioning units, plumbing systems, and electrical systems
  • Stellar communication skills, attention to detail, and work ethic

Compensation

$21 - $22/hour
