Position Summary: As Maintenance, you are responsible for keeping the hotel in good condition in all areas, including guest rooms, building, grounds, equipment, and furnishings. You must perform all maintenance duties in accordance with Company policies and procedures.
Reports to: The Chief Engineer is your immediate supervisor.
Responsibilities
Essential Functions:

- Understands what is meant by “good guest service”. (Provides the public with uniform, consistent, efficient, courteous, and high-quality service in addition to a clean hotel and grounds.)
- Is part of the hotel's security team and is responsible for immediately reporting, orally or in writing, any potential safety or security hazards to the immediate supervisor.
- Maintains documentation required by the Brands and General Manager.
- Paints or touches up areas of the hotel as needed and when assigned.
- Keeps all outside areas clean, including the building, parking lot, lawn, and trash receptacle area.
- Checks all interior and exterior lighting; replaces bulbs where accessible.
- Completes maintenance on lawn and planted area, including cutting, weed control, fertilizing, and watering, when assigned.
- Shampoos the guest room and public area carpets as assigned.
- Pool maintenance (if the hotel has a facility).
- Conducts routine tests on water quality; treats water with approved treatment chemicals.
- Keeps the area clean.
- All chemicals must be stored and handled in accordance with OSHA and HazCom 2012 standards.
- At some locations, local and state certification may be required to test and treat the pool.
- Whirlpool maintenance (if the hotel has a facility).
- Conducts routine water tests; treats water with approved treatment chemicals.

- Exercise equipment maintenance (if the hotel has a facility).
- Maintains equipment to keep it in good working order.
- Continually monitors hotel premises for any hazardous conditions and corrects as necessary.
- Immediately notifies the immediate supervisor of any hazardous conditions.
- Coordinates the replacement of furniture, fixtures, and equipment with the immediate supervisor.
- Responsible for snow removal.
- Reports to work for emergency maintenance situations.
- Maintains emergency equipment/systems.
- Keeps a completed maintenance checklist of all work performed on all areas of the hotel.
- Maintains this checklist daily.
- Complies with BBP, OSHA, and Hazcomm 2012 standards.
- Knows the potential hazards of any chemicals used and the proper personal protective equipment required.
- Uses personal protective equipment as directed by Safety Data Sheets.
- Completes routine and preventive maintenance according to items listed on the daily maintenance checklist and repairs all areas of the hotel, including guest rooms, grounds, and public areas.

Interior lights, Tubs and showers, Water heaters, Emergency lighting, Vacuum cleaners, Washers and dryers, Smoke detectors, Wall repair, Ice machine, Furniture repair, Lamp repair, Doors and locks, Toilets, Electrical switches, Changing/fixing locks, Carpet repair, Circulating pump, Television sets, Linoleum and tile, Fitness equipment, Telephones, Pool/Whirlpool, Roof Maintenance, Drains, Ventilation System.
Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. To perform the duties of this job, the employee is regularly required to talk and hear. The employee is frequently required to stand; walk; use hands to finger, handle, or feel; and reach with hands and arms heights up to 72 inches. The employee is required to frequently walk up and down stairs, bend to the floor, use a ladder, lift, push, and pull weights up to 100 pounds. The employee is required to frequently lift, shovel, and move weights up to 20 pounds.
Other Duties:
- Handles guest complaints effectively.
- Understands and reacts effectively to the needs and interests of the hotel guests.
- Performs any additional duties that, from time to time, may be assigned by the immediate supervisor.
- Completes all ongoing required trainings and certifications, and trainings suggested by the General Manager or Brand Standards.
