Foreside Real Estate Management is seeking a reliable, skilled maintenance subcontractor to support our property maintenance, remodeling, and turnover projects on an as-needed, project basis. This is a subcontractor role covering a broad range of maintenance and remodeling trades — including carpentry, plumbing, electrical, and general repair work — across our residential and light commercial properties. This is a subcontractor position — you'll bid or quote on assigned projects, work independently, carry your own insurance, and use your own tools and equipment. This is not a W-2 employee role.

Scope of Work

  • Remodeling projects including kitchen, bathroom, and unit renovations, from small updates to full turnkey remodels

  • Carpentry work including framing, trim, cabinetry, partitions, doors, and general wood repairs

  • Plumbing repairs and installations, including fixtures, supply lines, drain lines, and minor troubleshooting

  • Electrical repairs and installations, including outlets, switches, fixtures, and general troubleshooting (licensed electrician preferred where required by code)

  • Apartment unit turnover work (repairs to cabinets, doors, trim, flooring transitions, fixtures, etc.)

  • Inspecting and repairing damaged windows, doors, walls, and floors

  • Occasional related trades work as needed on a per-project basis: drywall repair, minor flooring, painting

  • Reviewing scopes of work and providing accurate estimates/quotes per project

  • Sourcing and supplying your own materials when applicable, or working from provided materials per project agreement

  • Completing assigned projects on schedule and to code

  • Documenting completed work (photos, notes) for property records

  • Communicating professionally and directly with property managers and, when needed, tenants

  • Minimum 2+ years of professional experience in maintenance, remodeling, carpentry, plumbing, or electrical work

  • Working knowledge across multiple trades (carpentry, plumbing, electrical) strongly preferred; specialists with strong general maintenance skills also welcome

  • Active business license and liability insurance (certificate of insurance required)

  • Appropriate trade licensure for plumbing and electrical work where required by state or local code

  • Ability to provide a valid W-9 and proof of insurance before work begins

  • Own reliable transportation, tools, and equipment

  • Familiarity with local building codes and safety standards

  • Ability to read blueprints or technical drawings preferred

  • Valid driver's license with a clean driving record

  • Strong communication and time-management skills; able to give reliable timelines and honor quoted pricing

  • Comfortable working independently with minimal supervision

  • References or a portfolio of past maintenance, remodeling, or trade work preferred

Compensation

$50 - $60 hourly
