Director of Property Management — Commercial Real Estate Portfolio

Urban West Ventures is a privately held commercial real estate investment firm that acquires and repositions underperforming properties — primarily multi-tenant industrial, flex, and automotive repair assets — through renovation, re-tenanting, and hands-on property management. We're looking for an experienced, senior-level Director of Property Management to own the day-to-day operation of our portfolio and free up ownership to focus on growing it.

This is not a task-execution VA role. You'll be managing people, owning tenant relationships, and reviewing financials — with real accountability for portfolio performance.

Full-time, long-term contract role, with availability significantly overlapping U.S. Pacific business hours. Rate: $20–$40/hr, or more, depending on experience — this is a senior role, and we're prepared to pay accordingly for the right candidate.

This position is remote in Mexico.

• Serve as the single point of contact for tenant interactions, and oversee the team members responsible for leasing/marketing, maintenance, and bookkeeping

• Maintain 95%+ average occupancy across stabilized assets at or above market rents, while keeping operating expenses lean

• Support stabilization of newly acquired properties — coordinating contractors, vendors, and timelines around deferred maintenance, cosmetic upgrades, and re-tenanting (you won't set acquisition/stabilization strategy — that stays with ownership)

• Review each property's operating expenses on an ongoing basis, identifying and tracking cost-saving opportunities

• Review monthly financial reports for accuracy before they reach ownership, catching and resolving discrepancies

• Define and document recurring processes across leasing, maintenance, and bookkeeping, automating where possible

• Stay current on property management trends and technology, and bring new ideas back to the team

• Proven property management experience, ideally with U.S. commercial (not residential) real estate

• Exceptional attention to detail — this role reviews financials and manages tenant/lease documentation where small errors have real consequences

• Experience hiring, training, and managing a small team of contractors or staff

• Strong financial literacy — comfortable reviewing P&Ls, expense reports, and flagging discrepancies

• Excellent written and spoken English (this role is tenant- and ownership-facing)

• Highly organized, proactive, and comfortable working with significant autonomy

• Tech-savvy — comfortable learning new property management and reporting tools

• Experience with Rent Manager is a strong plus, though not required
