COMPENSATION:
$100,000 + Performance Bonus Potential

THE OPPORTUNITY: You will be working with the Dwell West Homes team, managing the renovations of both their flip and rental investments. We will be very selective in this process, as this is a crucial role within our growing team. We are looking for someone who can make an immediate impact and comes with previous experience, so please review the job role and criteria in detail to make sure we will be a good fit for each other before applying.

• Diligently manage renovations to ensure they are on time and on budget

• Create a budget and scope of work for every renovation project

• Review inspections and complete diligence during the purchase of new homes

• Work with architects and municipalities with regard to plans and permits

• Continually seek out and hire new general contractors and sub-contractors

• Manage contractors, workers, and sub-contractors on active renovation projects

• Negotiate and look for ways to save costs whenever possible without jeopardizing quality

• Conduct weekly property inspections and report into company project management software

• Conduct punch walks at the end of the project and ensure quality control prior to marketing

• Verify draw schedules and invoices with Accounting

• Oversee ongoing maintenance or repair items during ownership of both flips and rentals

• Work with internal Asset Managers on property sales by advising on repair requests and seeing them through to completion and providing disclosure insight.

We are looking for someone who is willing to do whatever it takes, do tasks outside their “job description”, and is resourceful. We will be developing, learning, and having fun side by side.

POSITION REQUIREMENTS:

• Above all else, a positive attitude and strong work ethic

• Ability to problem-solve and make solid independent judgment

• Ability and confidence to work independently – including outside a standard office

• Ability to prioritize and carry out tasks efficiently and competently

• Proficient understanding of residential construction, building codes, and municipal inspection process

• Ability to manage multiple projects, vendors, and job responsibilities

• Understanding of architectural and structural plans

• Spanish-speaking is a plus but not a requirement

• GC and other licenses are a plus but not a requirement

• Proficiency with Google Business Suite, Microsoft Outlook, Word, and Excel

• Familiarity with Asana, Slack, Company Cam, Sketch Up/CAD as plus

• Reliable transportation and willingness to drive extended distances every week

• A pre-employment background check and drug screen may be required
