- Direct reports: 2 Maintenance Technicians
- Schedule: On-site; includes scheduled on-call rotation and occasional weekends
Summary: Responsible for maintenance and building engineering for two hotel properties. Will schedule, assign, supervise, and follow up with two maintenance technicians, perform hands-on repairs, and ensure systems operate safely and reliably to meet guest and brand standards. All guest rooms are equipped with PTAC heating/cooling units.
Our busy hotel is seeking an energetic, customer-oriented maintenance engineer to ensure that all of our visitors have an excellent experience at our property. You'll be in charge of the building's maintenance and preventative programs daily to ensure people's enjoyment, health, and safety. Responsibilities
- Maintain hotel systems: PTAC units in all guest rooms, HVAC (common areas), boilers/water heaters, plumbing, electrical, lighting, fire/smoke alarms, sprinklers, and building envelope specific to hotel operations
- Create and manage preventive maintenance (PM) schedules for PTAC units, guest rooms, public areas, back-of-house, and exterior
- Assign daily work to two maintenance technicians; supervise, coach, and verify task completion
- Respond promptly to guest and front-desk maintenance requests and emergencies; provide professional after-hours on-call support as scheduled
- Conduct regular inspections of guest rooms, corridors, lobbies, kitchen/back-of-house, laundry, and exterior grounds; document and correct issues
- Manage hotel-specific work orders, maintenance logs, equipment manuals, warranties, and room-turn coordination with housekeeping
- Coordinate third-party hotel vendors (PTAC service/parts suppliers, elevator service, fire inspections, pest control, HVAC contractors) and approve vendor access when required
- Enforce hotel brand standards, safety protocols, and local code compliance; conduct toolbox talks and staff safety training
- Maintain inventory of common hotel maintenance parts and PTAC-specific parts (filters, gaskets, controls, coils); reorder within budget
- Provide weekly maintenance reports to the Property Manager and recommend guest-impacting improvement projects
Daily / Weekly Checklist (printable)
- Check boilers/water heaters — record pressures/temperatures
- Inspect PTAC units in multiple guest rooms — verify operation, filters, condensate/drain lines, thermostats, and controls
- Verify HVAC operation in public areas; spot-check thermostats
- Walk guest floors, lobby, exterior, parking, and back-of-house — note hazards, leaks, lighting issues, and room conditions
- Review, prioritize, assign, and close guest and staff work orders
- Coordinate room turns with housekeeping for maintenance-related repairs
- Inspect emergency lighting, exit signs, and fire panels (weekly)
- Replace/clean PTAC filters and inspect belts/coils per PM schedule (weekly/monthly)
- Restock commonly used hotel maintenance parts and PTAC supplies
- Communicate major issues and guest-impacting repairs to the Property Manager
Performance Metrics (KPIs)
- Guest work order response and resolution time (PTAC-related prioritized)
- Preventive maintenance completion rate for PTAC units and hotel systems
- Room-turn readiness and guest satisfaction related to PTAC comfort
- Equipment downtime affecting guest services
- Safety incidents and training completion
- Maintenance spend vs. budget (PTAC parts usage tracked)
Qualifications
- 3+ years of hotel maintenance or building engineering experience; PTAC experience required
- Proficiency with PTAC units, basic HVAC for common areas, plumbing, electrical, boilers, and basic carpentry pertinent to hotels
- Supervisory or lead experience in scheduling and directing maintenance staff
- Strong guest service orientation, communication, and organizational skills
- Ability to lift, climb ladders, and perform physical tasks
- Valid driver’s license; certifications (EPA 608, HVAC, boiler license) are a plus
Compensation
$55,000 - $60,000/year
