The Assistant Property Manager / Maintenance Technician is a hands-on support role for the small employee team that manages and maintains our commercial properties directly for ownership.

Support the Property Manager and company leadership with routine maintenance, property inspections, vendor coordination, reporting, and property management administration across approximately 8 commercial properties within roughly a 20-mile radius of Portland. This is a new role expected to be approximately 60% field-based and 40% desk-based.


You must be comfortable with tools, ladders, lifts, checklists, inspections, minor repairs, property clean-up, email, texting, phone communication, documentation, and basic Excel reporting.

It's full-time hourly Tuesday through Saturday, but the schedule may vary based on projects, on-call needs, emergencies, and business needs.

Responsibilities

  • Property Walkthroughs, Checklists, and Field Oversight: Conduct routine site visits across assigned commercial properties to inspect and maintain overall property conditions, including building appearance, safety, cleanliness, landscaping, parking areas, common spaces, and mechanical areas.
  • Hands-On Repairs and Maintenance: Perform non-licensed repairs and maintenance tasks when safe, appropriate, and within skill level.
  • Vendor Coordination and Oversight Support: Assist with vendor coordination and follow-up under the direction of the Property Manager.
  • Property Management Administration and Reporting: This role includes meaningful desk-based work and administrative follow-through.
  • Tenant, Vendor, and Internal Communication: Professional communication is a core requirement of this position. You must be fluent and comfortable communicating by text, email, and phone, and must be able to represent the company professionally in the field.
  • Safety, Cleanliness, and Property Appearance: Safety is a top priority for all employees. This team member is expected to help maintain safe, clean, and professional commercial properties.

Qualifications

  • Strong maintenance skills and comfort using tools.
  • Ability and willingness to perform hands-on minor repairs and maintenance tasks.
  • Ability to follow checklists, work orders, instructions, and property procedures.
  • Ability to use a computer for email, documentation, Excel templates, and reporting.
  • Professional phone, text, and email communication skills.
  • Ability to communicate professionally with tenants, vendors, coworkers, and supervisors.
  • Strong follow-through, reliability, organization, and attention to detail.
  • Ability to identify problems, ask good questions, and escalate appropriately.
  • Valid driver's license.
  • Reliable, insured vehicle for regular local travel between properties.
  • Ability to lift and/or move up to 50 pounds.
  • Ability to work independently in the field while staying closely aligned with the supervisor's direction.
  • Ability to maintain confidentiality and exercise good judgment.


Preferred Qualifications

  • Prior experience in commercial property maintenance, facilities, construction, general maintenance, property management support, or related work.
  • Experience working around commercial buildings, tenants, vendors, or property owners.
  • Experience with basic painting, drywall touch-up, door hardware, locks, plumbing troubleshooting, signage, lighting, or general repairs.
  • Experience completing inspection checklists, work orders, reports, or maintenance logs.
  • Familiarity with Microsoft Excel, Outlook, Teams, or similar tools.
  • Interest in growing into broader property management or facilities responsibility over time.

Compensation

$50,000 - $60,000/year
